Architectural Process
Feasibility Studies
A construction project of any kind is a huge investment. As you begin to think about what and where you want to build, we can help you determine how viable your vision is. We offer different services that will assist you in making a sound investment. Our site analysis can help you understand design opportunities and limitations. Our zoning investigation can confirm that your unique project will be permitted by your local jurisdiction. We also help in obtaining site survey and record existing conditions. The different services that we can provide prior to design, minimizes major unwanted surprises down the road.
Programming
For the more complex projects, we can help you determine your current and future spatial needs, your budget, as well as any potential project constraints. We can assist you to develop your project in phases to accommodate for growth and allow for your current budget. We will provide a written program of your space needs.
Schematic Design
The initial design process takes into consideration your program requirements, budget and site conditions. Working creatively at the studio, we think of many possible solutions and combinations, then hash them out to come up with a few exciting designs that answer to your needs. We rely a lot on sketches and look for a strong aesthetic opportunity and direction that can be carried through in the project. We will present you a set of at least three schematic plans and massing studies to choose from.
Design Development
Following your cues, we further define a scheme and make any necessary adjustment. Often, we combine features from different schemes that appealed to you. A lot of coordination of details happens at this stage. Important interior spaces like bathrooms, kitchens, and cabinetries are further developed. We also start discussing finishes. We will usually begin to collaborate with any special consultants like interior and kitchen designers at this point. We will present to you a refinement of your selected scheme in plan and elevations as well as interior and exterior perspective renderings that will help you envision the design.
Bidding/ Negotiation
The project may be priced out in a couple of different ways. Several selected contractors can be invited to bid to give you the most competitive pricing. Alternatively, a contractor that you have selected from the beginning can price the job for a negotiated contract. Depending on how you choose to bid the project, the set of drawings that we put together for bidding may be done earlier or later in the architectural process.
Construction Documentation
We work with our consultants to complete the working drawings and specifications from which the contractor can build the project. The consultants’ drawings are coordinated with the architectural plans. We put together a comprehensive set of drawings that include construction details so the contractor has a good set of information to work from.
Construction Administration
During the construction, we act as the owner’s agent and become a second pair of eyes to monitor the quality and progress of the work by visiting the job site regularly. We note any deviations from the contract drawings and specifications. We make and coordinate change orders, shop drawings, submittals, and the contractor’s application for payments as required. As the construction is completed, we do a final inspection and issue a Certificate of Substantial Completion.
